Avocado Case study of success #021

Avocado Case study of success #021

Every sale is special and this one maybe even more. The sellers are close friends of ours and the pressure is always on….

They where so excited to upsize as a family and had an idea on the home they wanted, also stamp duty was going to play a part so speed and service was high on the agenda.
Then along came Lauren and Craig, we met them at another house which wasn’t quite right, however knew they would love Tiggal close. So before the photos where ready we took the opportunity to show them the house; the rest you could say is history.

There where a few bumps in the road with timescales and we had to make some difficult decisions to split the chain to make sure both the buyers and our sellers where able to move. Through communication and perseverance, we made it.

Buyers: Laure and Craig

Dan was actually the estate agent acting for our seller, but the amount of work he put in felt like he was our agent too!

We first met Dan looking at a different property which wasn’t for us. We told Dan what we were looking for and straight away he said he had another property which was due to go to market but we could see it beforehand. The house was absolutely perfect and priced fairly so we offered the full asking price straight away and it was accepted.

From start to finish, the communication from Dan was fantastic. He was so quick to reply on WhatsApp - and actually using WhatsApp was so much more efficient! Towards exchange of contracts we had a number of issues with the seller at the top of the chain (so not Dan’s clients or us!) but he went above and beyond to chase the agent at the top and the solicitor to try get everything lined up.

I couldn’t recommend Dan highly enough and he was a complete breath of fresh air to deal with, bearing in mind I’m a property solicitor so work with my fair share of estate agents! Avocado seem to have brought estate agency into the 21st century and just communicate directly and to the point. Would not hesitate to use them in the future when we’re looking to sell - although hopefully not for a good few years!

Sellers: Cris and Katy
Can't recommend these two genuine gentlemen enough. From the start they have been professional and personable and provided timely updates and check ins, no question or task is too big or small and they have taken all the stress of selling our house out of our hands. Would recommend to anyone and everyone.

So if you're thinking of moving in or around the Reading area, feel free to give us a call or drop us a message. We'd love to help!

For decades, the flat was the natural starting point for many first-time home buyers. The first rung of the ladder. The affordable option. The stepping stone to something bigger. For landlords, it was a dependable investment. For first-time buyers, it was often the only way in.

Across the UK and here in Tadley, the property market remains surprisingly active despite the issues at home and abroad. House prices are steady, buyers are still being selective, and the market itself is evolving.

There is a growing shift taking place in the Tadley property market, and it is not one that can be ignored. While much of the national conversation focuses on house prices and interest rates, a quieter yet more revealing metric is beginning to stand out, how long properties are taking to sell.
