Estate agent's don't actually sell houses....

Estate Agents think they sell properties… They Don’t.

Ask any estate agent what they do for a living and they would say they sell or let properties.

Nope!

Greggs sell sausage rolls.  They make them; they own them and they sell them.

Estate Agents over the years have got this soooo wrong in our opinion. We don’t sell houses because we don’t own them – you do.  We are paid to advertise properties in a selection of different ways that should result in attracting buyers or tenants. We then supply information and use our knowledge to make sure you have all the facts needed with your decision making process.  Estate agents should NOT be making the decision for you.

This is also where the myth that ā€˜all agents do the same thing’ and should charge the same amount of money is incorrect.  Example - if you go to a hairdressers, you would expect to pay extra for someone to cut your hair who has knowledge, experience, skill and trust.  This is no different in our industry, local knowledge, property transaction experience, skills in marketing and trust that you feel an agent working honestly on your behalf.

If we could get every estate agent to understand that you are paying them for their experienced consultation, alongside their marketing skills and not to ā€˜sell a house’ we are 100% certain it would be a more respected industry. After all, has an estate agent ever convinced you to buy a house you didn’t want to? Unlikely.

Avocado Property is a residential sales and lettings estate agent, who specialises in digital, modern and advanced marketing techniques for properties.  We have decades of property experience in the local areas and we have a goal to change this industry for the better by making the focus more about the people than the properties.

The property market has been hectic and a little bonkers for the last 20 months, potentially that is about to change now…  Timing is going to become more important for people planning a move.

Good advice is vital in the property industry. For years there has been ā€˜traditional estate agents’, operating on the high street with a shop and departments. Then came online ā€˜cheap’ agents. We are the third option… A bespoke and exclusive set of estate agents that work directly on your behalf and become your sole point of contact (normally via WhatsApp).

We DON’T sell your property, we help you move and give you the knowledge needed to make it as stress free as possible.

The latest figures from theĀ Office for National StatisticsĀ (ONS) suggest something rather unexpected. After years of worsening affordability, the picture has begun to improve. The UK property market has started 2026 strong, with average asking prices holding steady in February after January’s record rise. Buyers are benefiting from improved affordability, abundant choice, and historically low mortgage rates, making this an encouraging time to explore the market.
