🏡 Welcome to my August Market Update 🏡

Following on from an interesting update in July where the Maidenhead market continued to move this month, we are starting to see the impact of the summer holidays take affect on out market ☀️
 
🫣 Only 236 new properties came on the market in July VS 266 in June! 
This will be because some families have gone away at the end of July and might wait till the kids are back at school in September to launch their properties. 
 
📉 Naturally because less properties were launched in Maidenhead less properties sold in July 117 vs June 145 ⬇️
 
But a very similar amount of properties reduced in price meaning owners are recognising that they may have been over priced and its time to get to the right price now Reduced 152 – 150 – The question is have they reduced enough to beat the next interest rate rise from tomorrow❓
 
🥳 These are the highlights of my July where these fantastic two properties sold, Bramble Drive – Taken off another agent and listed at the correct price to sell, and Highfield Lane has finally sold again 🙏

🥰 Ive also got this amazing property coming to the market in Ockwells Park. that as of today has 13 People booked in to view, showing that even with high interest rates the market is active.
 
🤦‍♂️ If a property valuation seems to good to be true then maybe it is. Most property prices are reducing between 1-5% (especially if you need work)

For much of the last two decades, bungalows have quietly slipped out of fashion. Overshadowed by those glossy new build developments, three storey townhouses and open plan ‘modern living’, they became seen by many as somewhere only your granny lives rather than an aspirational home move.
