Need Help Figuring Out Where to Begin with Your Move?

If you’re thinking about selling your home but don’t feel ready to book a valuation just yet, you’re not doing it wrong; you’re doing it honestly.

At avocado property, we don’t believe in pushing people to sell before they’re ready. We believe in starting where you are.
And that’s why this blog is for you, the homeowner who’s asking:
What do I actually need to have in place before I take the next step?

Start With Your Why

As HQ said in their recent piece, the best first question isn’t “How much is my home worth?”.

The question you should be asking is:
Why do I want to move?
Your “why” helps shape everything else. The timing, the type of agent you want or need, and the kind of home you’re looking to move to. And you might have a number for push-pull factors, including:
  • To be closer to family
  • To free up money
  • For a fresh start
  • Because the house just doesn’t feel like home anymore

Once you have answers to these questions, you can start to define your non-negotiables. And trust us, knowing these before we talk makes our first conversation a whole lot more helpful (for both of us!).

What to Think About Before Booking a Valuation

Valuations are great, but they make the most impact when they’re part of a bigger plan. Here’s what to consider first:
1. What matters most to you?
Do you need a specific move date? Is price more important than speed? Would you rather have more control or delegate everything?
2. Are you emotionally ready to move?
If you're not quite there yet, that’s okay. Sometimes talking it through with someone neutral helps clear your head, and we're always up for that kind of chat.
3. What kind of agent do you want?
If you value honest advice, direct communication, and a relationship with someone who really understands your area and your market, I might just be the right fit.

As self-employed avocado property agents, we only work with a handful of sellers at once. That means you get our full attention and a marketing strategy that’s tailored to your goals, not just another “listing on the books.”

Don’t Rush. Prepare.

When you prepare before listing, you avoid the common mistake of panic-selling after spotting your dream home. You stay in control, and you move when it makes sense for you.

And if you're still in the preparation phase? Great. There’s a book we wrote called Selling Your Family Home, and it’s full of real-life, step-by-step advice to help you get clarity and confidence before you go to market.

Let’s Talk When You’re Ready

Over the last few weeks, there has been a growing narrative in the national press suggesting that the housing ladder is becoming increasingly difficult to climb. Much of this centres around the widening gap between smaller and larger homes, with many commentators suggesting that homeowners are becoming “stuck” and unable to move up.

The latest figures from the Office for National Statistics (ONS) suggest something rather unexpected. After years of worsening affordability, the picture has begun to improve. Wages have risen faster than house prices since 2021, nudging the headline affordability ratios in the right direction. On the face of it, that feels like progress.

Have you ever moved house with boxes of things you meant to sort through beforehand? Are they still in the loft now? Having a good clear-out is always worthwhile, especially if you’re moving house and definitely if you’re downsizing.
