Oxford Property Market Update | December 2024

It’s no surprise that Oxford remains one of the most desirable places to live in the UK. Whether you’re buying, selling, or just curious about the market, here’s an update on the latest trends in Oxford’s property scene as we close out the year.

Whether you’re buying, selling, or just curious about the market, here’s an update on the latest trends in Oxford’s property scene as we close out the year.

What’s Happening with House Prices in Oxford?
The property market in Oxford is holding its own, with average house prices increasing by 0.7% since October 2023. The typical home in this historic city now costs £450,600
This growth outpaces the South East average, which speaks to the enduring allure of Oxford. From its world-renowned university and stunning architecture to its vibrant culture, it’s clear why the city continues to attract buyers willing to pay a premium.

How Quickly Are Properties Selling?
While prices are edging upwards, the pace of sales has slowed, and homes in Oxford are now taking 47 days on average to go under offer, compared to the five-year average of 39 days. Buyer demand has dipped slightly across the region, with more homes currently available on the market.

This key information comes directly from Zoopla, and it suggests that the market has slowed somewhat, meaning sellers may need to adjust expectations and make sure their property stands out. For buyers, the slower pace can offer more time to explore options and negotiate.

What Does This Mean for You?
The Oxford market continues to show resilience, but it’s evolving. For sellers, understanding your property’s value and positioning it correctly in the market are key to attracting the right buyers. For buyers, the abundance of available homes and slower market speed provide more opportunities to find your perfect match.

Discover Your Home’s Worth
Whether you’re thinking about selling or simply curious, now’s a great time to get a valuation. Knowing what your home is worth gives you a clearer picture of your options and helps you make informed decisions about your next steps.

As we hit the third week of December, the Stevenage property market does slow down ready for the big day. It’s at this time of year, I like to work out the total value of every home in Stevenage, and how that value has changed since 2010 (as that was the bottom of the market after the Credit Crunch).

As we hit the third week of December, the Tadley property market does slow down ready for the big day. It’s at this time of year, I like to work out the total value of every home in Tadley, and how that value has changed since 2010 (as that was the bottom of the market after the Credit Crunch).

You're not imagining it. And no, it’s probably not your house that’s the problem.

As we enter a new year, many local homeowners are facing a familiar question. Should they bring their Crowthorne home to market in January, or wait until the late spring?
