With that in mind, please see below some top tips for the families of Binfield & Warfield on the best way to present your home - and don’t worry, I’m not recommending you move the kids into boarding school… That ones on you:

Entrance Hall
First impressions count and this is very likely to be the first thing that any potential viewer sees when stepping into your home. I know the kids leave all their positions here the moment they step in from school but this area needs to be as clutter free as possible with shoes and coats away and if you can a nice diffuser goes down a treat.

Living Room
Plump the cushions, let the light in through the window and remove any excess furniture, this space needs to be the retreat where the viewers picture themselves relaxing after dinner and the children have gone to bed. 
If your living room is anything like mine, it will have a big comfy dog bed in that you wouldn’t like to admit how much you spent on it (they do deserve the best comfort) but on this occasion and just for the viewings and photographs, the space will look clearer with the dog bed or crate put away - we always ask that you take dogs out for viewings anyway.

Kitchen
Arguably the most important room of any family home, remove the clutter, keep the kitchen work surfaces as clear as possible, clear the draining board and no washing in the washing machine and if the kitchen opens onto the garden keep that access clear.

Bedrooms
Beds to be made, bedside tables to be decluttered, curtains to be open - no floor-drobes in the teenagers bedrooms.

Bathroom
Toilet seats down, most of the toiletries hidden away along with the children’s bath toys. A clean and clutter free bathroom with neatly folded towels is desirable.

Garden
The advice changes depending on the season but paths should be swept and if in the warmer months garden furniture should be out, cleaned and dressed.
