I've said it before, and I will say it again... Cash is no longer King of the property market. 

In these crazy times, who you sell to is crucial to a smooth move, especially if you need to find somewhere which will become part of the chain.
 
Of course, cash is lovely but is the buyer as committed if they are purchasing for investment or as a short-term option to re-sell in a just a few years..? 
 
Sure, estate agents all check a buyer’s position and financials check out when putting forward an offer, however I make sure to go the extra mile for my sellers. 
 
Being clued up on the buyer’s situation, flexibility, long term goals and reason for choosing the house are all important factors to consider when accepting an offer, especially if there are multiple parties interested. 
 
In the case of todays completion, we could not have found more perfect buyers which kept the sale together and allowed the sellers to upsize to the right property without being rushed or hassled. 
 
First time buyers with an emotional connection to the house and area, they were willing to wait (a long time) until the sellers found their dream home. 

They even sent me details of new listings they thought might work for them without any pressure or stress. 
 
The point is, the sellers had a strong buyer who was flexible and patient enough to wait, this in turn meant their onward purchase was successful.
