๐Ÿข๐Ÿ”Ž Renters Reform Bill Update โณ๐Ÿ›๏ธ

When are we going to hear about the Renters Reform Bill next? Click and read on for more details ๐Ÿ‘‡

๐Ÿ“ฃ๐Ÿ“… It has been over 5 weeks since the Bill had its first reading in the House of Commons, but unfortunately, we still don't have any news on when the second reading debate will take place. ๐Ÿค”

Now, here's where it gets interesting. Parliament is set to take a summer recess starting from 22 July, and it won't resume until September. โ˜€๏ธ This means that time is running out, as the Bill's second reading debate didn't make it to the list of business for the House of Commons next week or the provisional list for the week of 10 July. ๐Ÿ˜ฎ Additionally, the week of 17 July is when two by-elections are scheduled to take place. โš–๏ธ๐Ÿ—ณ๏ธ

Now, I won't speculate about the reasons for the delay, but the outcome is worth noting. It's becoming increasingly unlikely that the Bill will receive Royal Assent before the end of this parliamentary session in the autumn. ๐Ÿ‚๐Ÿšซ

If you're interested in understanding how this delay might impact when the various parts of the Renters Reform Bill could come into effect, I've got you covered! See below to see my guesstimate. ๐Ÿ”๐Ÿ“ˆ

In this episode of The Investorโ€™s Corner, we explore what landlords need to know before tomorrowโ€™s Autumn Budget. With rumours of tax changes, new levies and rising costs, we break down what might be coming and how investors can prepare.

As we hit the third week of December, the Bicester property market does slow down ready for the big day. Itโ€™s at this time of year, I like to work out the total value of every home in Bicester, and how that value has changed since 2010 (as that was the bottom of the market after the Credit Crunch).

As 2025 ends, the UK property market shows caution and optimism. December saw average new seller asking prices fall 1.8% to ยฃ358,138, leaving them 0.6% below 2024. Budget uncertainty slowed activity, especially at the top end, but easing mortgage rates and rising wages point to a post-Christmas rebound and a stronger 2026.

Selling a home takes 4-6 months on average, but the right strategy can speed things up. Pricing correctly, great presentation, and expert marketing all play a role.
