๐Ÿข๐Ÿ”Ž Renters Reform Bill Update โณ๐Ÿ›๏ธ

When are we going to hear about the Renters Reform Bill next? Click and read on for more details ๐Ÿ‘‡

๐Ÿ“ฃ๐Ÿ“… It has been over 5 weeks since the Bill had its first reading in the House of Commons, but unfortunately, we still don't have any news on when the second reading debate will take place. ๐Ÿค”

Now, here's where it gets interesting. Parliament is set to take a summer recess starting from 22 July, and it won't resume until September. โ˜€๏ธ This means that time is running out, as the Bill's second reading debate didn't make it to the list of business for the House of Commons next week or the provisional list for the week of 10 July. ๐Ÿ˜ฎ Additionally, the week of 17 July is when two by-elections are scheduled to take place. โš–๏ธ๐Ÿ—ณ๏ธ

Now, I won't speculate about the reasons for the delay, but the outcome is worth noting. It's becoming increasingly unlikely that the Bill will receive Royal Assent before the end of this parliamentary session in the autumn. ๐Ÿ‚๐Ÿšซ

If you're interested in understanding how this delay might impact when the various parts of the Renters Reform Bill could come into effect, I've got you covered! See below to see my guesstimate. ๐Ÿ”๐Ÿ“ˆ

The question you should be asking is: โ€œWhy do I want to move?โ€

If youโ€™re Googling any of these right now: โ€œWhy am I getting viewings but no offers?โ€ โ€œWhat does buyer feedback really mean?โ€ โ€œIs my house overpriced or just badly marketed?โ€ Youโ€™re not alone, and youโ€™re right to ask. Because when buyers are walking in, nodding politelyโ€ฆ and then vanishing or worse giving 'naff' offers, somethingโ€™s misaligned.

Why Insurance Matters More Than Many Landlords Think Landlord insurance isnโ€™t a legal requirement, but relying on standard home insurance is a risky mistake. Many landlords only discover the gap when itโ€™s too late.

Being a landlord sounds simple on the surface, but the real world is full of small costs and unexpected bumps that can chip away at your profit. From maintenance to empty months and admin fees, it all adds up. With a bit of planning and a realistic budget, these surprises become manageable rather than stressful.
