On the surface, 26 sales agreed against 19 new listings looks encouraging. But there is another number that tells an important part of the story: 19 properties had their asking price reduced during the month.

That is significant.

It suggests that a large proportion of the sales activity was helped by sellers adjusting their expectations and bringing their properties closer to where buyers believed the market value sat.

In other words, buyers are not necessarily disappearing. They are becoming more selective.

Buyers have more choice, so they can afford to be choosy
