đź’Ą The KLIC | May 2025 Reading Lettings Market Update

Welcome to your latest edition of The KLIC – Kiel’s Landlord Investment Club, where I bring you everything you need to know about the local rental market in Reading and the wider southeast.

Today’s update is coming to you from a sun-drenched Whitley Wood Recreation Ground, where it’s nearly 30 degrees! But let’s not let the heat distract us — Q1 has given us plenty to talk about.

📊 Q1 2025 Rental Market Overview (Outside London):

£1,349 PCM – Record-high average rent
+11% increase in new rental listings vs. Q1 2024
-7% decline in tenant demand compared to March 2024
This quarter marked the smallest rent increase for this time of year since 2020, indicating that while prices remain strong, we may be heading toward a stabilising market. One key driver behind reduced demand is the rise in first-time buyers who are looking to lock in purchases before potential changes to stamp duty, combined with more competitive mortgage products.

🏡 Q1 2025 – Southeast Region Stats:

11 inquiries per rental property (average)
ÂŁ1,868 average rent per month
+0.6% quarterly rental increase (vs. Q4 2024)
+3.6% annual growth in rents (vs. Q1 2024)
6% average gross yield – up 0.3% from last quarter
These figures demonstrate continued strength for landlords across the region, particularly in Reading where yields remain attractive and demand holds steady — albeit more balanced.

🔎 Landlord & Investor Insight:

If you’re a local landlord or considering stepping into property investment, now is a crucial time to stay alert. While the Renters’ Rights Bill isn’t yet causing direct disruption, we’re anticipating more significant implications as legislation progresses — particularly for portfolio landlords and accidental landlords alike.

And when someone asks, “Where should I buy?” my advice is simple: follow the cranes.

Reading’s skyline has been dominated by cranes for years. With ongoing regeneration and the successful completion of Crossrail (Elizabeth Line), Reading remains a high-potential zone for capital growth and long-term yield.

🧠 Final Thoughts:

Whether you’ve got one or two investment properties, or you’re gearing up to release equity and re-enter the market, the opportunities in Reading remain strong — if approached with the right strategy.

So whether you're:

Looking to release equity
Buying your first investment
