This quarter marked the smallest rent increase for this time of year since 2020, indicating that while prices remain strong, we may be heading toward a stabilising market. One key driver behind reduced demand is the rise in first-time buyers who are looking to lock in purchases before potential changes to stamp duty, combined with more competitive mortgage products.

11 inquiries per rental property (average)
ÂŁ1,868 average rent per month
+0.6% quarterly rental increase (vs. Q4 2024)
+3.6% annual growth in rents (vs. Q1 2024)
6% average gross yield – up 0.3% from last quarter
These figures demonstrate continued strength for landlords across the region, particularly in Reading where yields remain attractive and demand holds steady — albeit more balanced.
