WHAT’S NEW?

πŸŽ„πŸŽ…πŸΎ IT'S TIME.. πŸ‘±πŸ½β€β™€οΈπŸŽ€
β˜ƒοΈ You might have noticed from the cover that I'm joined by Mariah this month. To be fair, it's now officially December and she needs to earn her commission too!

πŸ”‹ For the first time in quite a while, I plan to take a back seat and recharge through the festive period while Conveyancers (and everybody else in the property industry with a bit of sense) takes some well deserved time too.

🎁 In the meantime, Mariah will earn her dollar and keep you entertained so you're not missing out and the content will flow through as always.

🏑 *Don't panic, I fully intend to get rid ahead of the New Year (great singer but couldn't sell a house for toffee) and be back stronger to help even more of you achieve your moving goals in 2025!

πŸŽ‰ If I don't speak to you beforehand, have an incredible Christmas break - energise, be kind to yourself and others and take some time out for you if you can.

πŸ’ͺ🏾❀️ See you in the New Year and thank you for your unwavering support, it truly means a lot 🫢🏾 Kiel

Reading Property Market Update - December 2024

As we reflect on November, the property market in Reading has shown noteworthy activity amid the typical seasonal adjustments.

Market Overview:

Average Property Prices:
The average property price in Reading for November was Β£353,000, a slight decrease of 1.5% from October's Β£358,000. However, this figure represents a 4% increase compared to November 2023, indicating a year-on-year growth trend.

Sales Volume:
There were 163 transactions in November, down 12% from October, which is expected as we move into the quieter winter months. Nevertheless, this volume remains consistent compared to the previous year, demonstrating sustained interest among buyers.

Days on Market:
Homes sold in November averaged 32 days on the market, up from 29 days in October, reflecting a slight slowdown in buyer activity as the holiday season approaches.

Looking ahead to 2025, we can anticipate a potential rebound in market activity as buyer confidence increases, especially if economic conditions improve. However, potential interest rate changes could influence future affordability, making it vital for buyers and sellers to stay informed and proactive.

Sellers view:
"This has been my first home away from home and I’ve loved every minute of the 9 years that I’ve lived here.

As a young professional, this flat has been perfect for me. The location of the flat is great – its about a 3 minute walk in to Reading town centre making it very convenient for shopping, any amenities and also for transport links to go in and out of London. The flat is about a 10 minute walk from Reading train station as well as Reading West Station and it is perfect for all of the bus lines that run through Reading town centre. Caversham river is about a 15 minute walk away which is perfect in the summer for an evening stroll.

Right outside of the flat there are a number of convenient shops and takeaways, Rise bakery, Hotpod yoga and every 1st and 3rd Saturday of the month, there is a Farmers market which is about a 5 minute walk away. The Biscuit Factory and Broad Street Mall are also about a 2 minute walk away – you can see them from the flat!"

In today’s Wokingham property market, the Bank of Mum and Dad remains a powerful force β€” and it’s only grown more influential. For many first-time buyers in Wokingham, parental help is not just a boost, it’s often the key to the front door. But is this a sign of generosity? Or a symptom of something much deeper going on in our housing system?

Alistair, our Bicester partner, turned a frustrating home sale into a success. After a poor experience with a high street agent, the client reached out Alistair, who sold their house within a week with two offers. With clear communication, personalised service, and expert marketing, Alistair made all the difference.

As we move into March, it’s time to take a look back at how the Ruislip and Pinner property markets performed in February. Whether you’re a homeowner, buyer, or investor, these insights will help you understand the latest trends and how they may impact your next move.
