Reading Property Market Update – February 2025
As we step into 2025, the Reading property market is showing strong signs of confidence, with significant activity in both new listings and sales. Here’s everything you need to know about the latest market trends across RG1 to RG31.
Market Overview
January 2025 has kicked off with promising figures:
293 new properties have come to market.
224 properties are already under offer – an impressive 76% success rate.
This suggests a buoyant market, driven by motivated buyers eager to move before the April stamp duty change. However, those looking to complete before April may already be cutting it fine, as the national average completion time is around six months.
Pricing & Sales Trends
In Q4 of 2024, the average sale price achieved versus the original listing price was 107%, with most deals being agreed within the first 14 days of marketing.
One in four properties (26%) were withdrawn from the market in January, often due to unrealistic pricing or changing seller circumstances.
62% of properties saw a price reduction before finding a buyer, reinforcing the importance of pricing your home correctly from the outset.

Exchange & Completion Rates

"As a mother with young kids, finding the right home was so important to me. I was immediately drawn to this property because of its safe and welcoming street, as well as its close proximity to great schools and the park – both of which made life with young children so much easier.
The flat itself has so much to offer. With two double bedrooms, it provided plenty of space and flexibility, especially during the pandemic when working from home became essential. The large open-plan living and dining area has been perfect for family time and entertaining. Being a corner plot, the flat has a lovely sense of privacy and quiet, which I’ve really appreciated over the years.
The balcony has been another highlight – we’d set up garden furniture in the summer and enjoy relaxing outside. There’s also ample parking for visitors, which has been so convenient when hosting friends and family. For anyone with a dog, like me, the local parks are absolutely wonderful. I’ve loved taking my dog for sunset walks – it’s one of the things I’ll miss most about living here.
The location is incredibly convenient too. There’s a bus stop right outside the flat, offering direct routes into town, Bracknell, and Reading, and the easy commute into London has made work life so manageable.
This home has been such a special place for me and my family. While I’m sad to be leaving, I know it will bring just as much happiness to its next owners."
