What’s New for 2026

Welcome to the first edition of The Monthly Edit for 2026. If you’ve been reading for a while, you’ll notice a fresh new look this year — but the heart of it stays exactly the same.

It’s still the same familiar format and the same hyper-local Reading content, just delivered with a cleaner, more refined feel to make it even easier to dip in and enjoy.

My aim with The Monthly Edit has always been simple: to give Reading homeowners and families something genuinely useful each month. From local market insight and standout homes, to independent business shoutouts, practical home tips and the little things that make living here great — all in one place.

I’ve loved putting this together behind the scenes, and I hope you enjoy reading it just as much.

As always, this is as much your newsletter as it is mine. If there’s anything you’d love to see featured this year — local gems, property topics, or ideas for the community — I’d genuinely love to hear from you.

Here’s to a great year ahead in Reading.

Reading Property Market Update – February 2026

Reading house prices, selling in Reading 2026, when to sell your home in Reading

If you’re thinking about selling your home in Reading in 2026, understanding the current property market is essential. The latest data from January gives us a clear view of buyer behaviour, pricing trends and what sellers need to do to succeed this year.

This update covers the Reading property market across RG1, RG2, RG30 and RG31 — and what it means if you’re planning a move.

Reading Property Market Stats – January 2026

Here’s what happened across the Reading housing market last month:

  • New listings: 389
  • Homes sold: 249
  • Exchanges: 127
  • Withdrawn properties: 97
  • Fallen-through sales: 61
  • Price reductions: 247
  • Average time to sell in Reading: 79 days
  • Our average time to sell: 8.8 days
  • The key takeaway? Homes are selling — but not all homes are selling well.

Is the Reading property market slowing down?

Not exactly.

Buyer demand in Reading remains strong, but we’re firmly in a price-sensitive property market. Buyers are active, but they are more informed, more selective and less emotional than in previous years.

That means:

Correctly priced homes are selling quickly
Overpriced homes are sitting and reducing
This trend is shaping the Reading housing market in 2026.

Why pricing your home correctly matters more than ever

With 247 homes reducing their asking price in one month, pricing strategy has become the biggest factor in a successful sale.

Many sellers still fall into the trap of:

  • Overpricing to “test the market”
  • Chasing the market down with reductions
  • Losing early momentum

In today’s Reading market, the first few weeks are critical. Getting pricing wrong early can add months to your move.

The problem with inflated valuations

A common concern for Reading homeowners is being quoted a high valuation by traditional high street estate agents.

Often this comes with:

  • Long sole agency contracts
  • Optimistic pricing strategies
  • A “wait and see” approach
  • But the data shows what usually happens next:
  • Reduced asking prices, longer selling times and more stress.

In a digital-first property market, momentum matters more than ever.

Should you wait until spring to sell your home in Reading?

Many homeowners ask:
“Is spring the best time to sell a house in Reading?”

While spring is traditionally busy, waiting can actually create more competition.

Listing later in the year often means:

More homes competing for attention
Buyers with more choice
Stronger downward price pressure
Meanwhile, serious buyers are already active now — especially families planning moves before the new school year.

Why selling early in 2026 could be a smart move

Selling in winter or early spring has several advantages:

  • Less competition
  • Fewer listings mean greater visibility
  • Motivated buyers
  • Winter buyers tend to be more committed and ready to proceed
  • Stronger negotiation position
  • Lower supply often leads to better offers
  • Better onward opportunities
  • Selling early puts you in a stronger position when buying later in the year

How to sell your home faster in Reading in 2026

If you want to stand out in the Reading property market, strategy is everything.

Here’s what’s working right now.

1. Strategic pricing

Pricing based on real-time buyer demand, not guesswork or optimism.

2. Launch momentum

The first 7–14 days determine visibility, engagement and offer potential.

3. High-impact marketing

Professional photography, video and targeted exposure drive urgency.

4. Clear selling strategy

A structured launch plan consistently outperforms reactive selling.

Why some homes sell in days while others sit for months

The average time to sell a house in Reading is currently 79 days.

But using our structured selling blueprint, the average time to agree a sale in January was just 8.8 days.

The difference comes down to:

  • Pricing accuracy
  • Launch strategy
  • Buyer psychology
  • Marketing execution
  • In a market where small mistakes cost time and money, process matters.

Final thoughts: Planning a move in Reading in 2026

If you’re thinking about selling your home in Reading this year, the biggest lesson from early 2026 is simple:

Success comes from strategy, not timing myths.

While many homeowners wait for the “perfect time”, proactive sellers are:

  • Launching earlier
  • Attracting serious buyers
  • Securing stronger outcomes
  • And in a competitive property market, that early advantage can make all the difference.

Half Term Ideas in Reading (When the Weather Is Rubbish) — Indoor Family Guide for 2026

Half term is here… and if you’re a parent in Reading staring at a rainy forecast wondering how to survive the week — this guide is for you.

I speak to families across Reading every single day, and the same thing comes up every half term:

👉🏾 “We need ideas that are local, indoors, and don’t involve the kids destroying the house.”

So here’s a practical, weather-proof half-term survival guide packed with indoor activities, local events and family-friendly places across Reading, Bracknell and the surrounding area.

🎮 Urban Fun Reading — Easy Indoor Entertainment in the Town Centre

If you need a last-minute, no-stress option right in Reading town centre, Urban Fun in Broad Street Mall is one of the easiest wins.

It’s essentially an indoor entertainment hub with:

• VR games
• arcade machines
• interactive darts and pool
• bowling and food options

Because it’s open seven days a week with late evening hours, it works brilliantly for parents juggling work and childcare during half term.

For older kids and teens especially, this is a strong backup plan when outdoor ideas get rained off.

🤸 Indoor Trampoline Parks — Burn Off Energy Fast

Let’s be honest… sometimes the only goal is tiring them out.

Oxygen Activeplay Reading

A massive indoor trampoline park with:

• 30+ trampolines
• giant airbags and obstacle areas
• soft play for younger children

It’s perfect for mixed age groups — older kids bounce while younger ones use the soft play area.

This is one of the best “high-energy” indoor activities locally when the weather turns.

🎯 Spinners Reading — Mini Golf, Bowling & Competitive Family Fun

Spinners has become a go-to activity spot in Reading for families wanting something a bit different from soft play.

Expect:

• mini golf
• bowling
• electric darts
• arcade-style competitive games

It’s a strong option for parents with tweens or teenagers who’ve outgrown traditional kids’ play centres but still want something active and social.

🎨 Reading Museum — Free(ish) Family Days Out

Reading Museum always pulls together a strong half-term programme — and a lot of it is low-cost or donation based.

Typical activities include:

• creative craft workshops
• drop-in trails
• themed storytelling sessions
• family learning activities

Warm, dry and right in the centre of town — which makes it an easy pairing with lunch or a coffee stop afterwards.

🚜 MERL — Hands-On Family Activities Without the Chaos

The Museum of English Rural Life (MERL) is massively underrated locally.

During half term you’ll usually find:

• family activity packs
• craft tables
• gallery trails
• relaxed sessions designed for quieter exploring

It’s ideal if your kids enjoy exploring rather than high-energy bouncing.

🚗 Movie Cars at The Lexicon, Bracknell — A Nearby Crowd-Pleaser

If you’re willing to travel 20 minutes outside Reading, The Lexicon in Bracknell is hosting famous movie car replicas — including superhero and film vehicles.

Because it’s inside a shopping centre, it’s fully weather-proof and easy to combine with lunch or shopping.

Perfect for younger kids… and honestly, a lot of dads too.

🧠 Real Parent Strategy for Surviving Rainy Half Term

Here’s what tends to work best for families locally:

Rotate your days:

• One learning activity (museum, workshop)
• One energy-burning session (trampoline park, games venue)
• One easy win (cinema, café, shopping centre event)

You don’t need to fill every hour — you just need enough structure to keep everyone sane.

Why This Matters (From Someone Who Has Kids & Works With Reading Families Daily)

Most of the parents I work with are juggling school runs, jobs, and planning future moves — so half term doesn’t need to be perfect.

The goal isn’t Instagram-worthy days out.

It’s simple, local wins that make family life easier — especially when the weather decides to do its thing.

And if you see me out and about at one of these places… chances are I’m hiding from the rain too.

February Home Maintenance Checklist for Homeowners in Reading

As winter begins to loosen its grip and we edge closer to spring, February is the perfect time for homeowners in Reading to give their property a little TLC.

Whether you're planning to move later this year or simply want to protect your investment, a few simple checks now can help you avoid costly repairs, maintain your home's value, and keep everything running smoothly through the final stretch of colder weather.

Here’s a quick home maintenance checklist every homeowner should be working through this month:

Check Gutters & Downpipes

Winter rain, wind and storms can quickly fill gutters and downpipes with leaves, moss and general debris. When blocked, water has nowhere to go — often leading to overflowing gutters, penetrating damp and even structural damage over time.

Clearing them out now helps prevent:

  • Damp patches on internal walls
  • Leaks around window frames
  • Damage to brickwork or render
  • Expensive repair bills in the spring

It’s a simple job that can make a big difference.

Inspect the Roof (From Ground Level)

You don’t need to climb up a ladder to spot potential roof issues.

After periods of heavy wind and rain, take a few minutes to check your roof from ground level and look out for:

  • Slipped or missing tiles
  • Sagging areas
  • Debris collecting in roof valleys
  • Visible damage to flashing

Catching small problems early can prevent more serious issues such as water ingress, insulation damage or internal leaks — all of which are far more expensive to fix later down the line.

Service Your Boiler

If your boiler hasn’t been serviced yet this winter, now is the time to book it in.

A well-maintained boiler:

  • Runs more efficiently
  • Helps keep energy bills under control
  • Reduces the risk of unexpected breakdowns
  • Extends the overall lifespan of the system

With chilly mornings still very much on the cards in February and March, the last thing you want is to be left without heating or hot water when you still need it most.

Check for Damp & Condensation

February is peak condensation season in many homes, particularly in bedrooms, bathrooms and kitchens where moisture levels are naturally higher.

Keep an eye out for:

  • Water droplets on windows
  • Musty smells
  • Peeling paint or wallpaper
  • Dark patches in corners or on ceilings

To help reduce condensation:

  • Wipe down windows regularly
  • Use extractor fans where possible
  • Open windows to improve airflow
  • Avoid drying clothes on radiators

Left untreated, condensation can quickly develop into mould — which is not only damaging to your home but also to your health.

Staying on top of these small maintenance tasks now can help protect your property’s condition and value ahead of the busier spring market — particularly if you’re considering selling your home in Reading later this year.

A well-maintained home doesn’t just look better… it performs better too.

Vibrant, fun, family home that oozes love from the moment you step inside! Practical layout and larger than average garden with scope to extend (STPP) and a dash of sparkle.

"We bought this home in 2017 from the original owners. We instantly loved the fantastic original features, such as the original parquet floors and huge windows which allow natural light to flood through the house at all times of the day. However the property needed modernisation throughout and we really wanted to maximise the available internal space.

As well as completing the essential updates to the property (such as electrical rewiring of the whole property, installation of new windows and doors, and installation of a new boiler), we also had the integral garage converted into a play room, to enable our family to grow and play. Modernisation was completed with the installation of a new bathroom, a new kitchen and we also optimised the understairs storage space to create the addition of a downstairs toilet. There remains further scope to extend further on either the back or the side, as the garden is so generous.

The huge garden is a massive asset to our home and we have spent so much time outside, enjoying this as a young family. The garden benefits from sunlight for the entire day, as the sun moves from the back to the front of the house. In the hot afternoons, the house provides shade cover to half of the garden, so you can choose whether to embrace the sun or hide in the shade. We have installed a large shed for storage, and the garden is still plenty large enough to house a play shed for the children, all their outside toys, a large washing line, a paddling pool and we also installed a patio for dining and BBQ’s/firepits. In the spring, the flowerbeds bloom with beautiful tulips and daffodils and in the summer the fushias come into their own (the original owners were very keen gardeners and the garden still benefits from their hard work).

Despite being close to Reading town centre, this is a really peaceful and quiet place to live. The cul de sac is incredibly peaceful, the neighbours are friendly and respectful. Parking is always available. Our children have loved extending their play space by learning to ride their bikes in the cul de sac!

One of the benefits of our home has been the proximity to the activities we have needed as a young family. The community centre is a short walk away, which is ideal for health visitor drop in sessions for young children, and we are also a short walk to at least 2 pre-schools. We are a few minutes walk to Southcote Primary school, which is the catchment school and where our children have thrived.

It has been fantastic to be able to walk our children to their hobbies; attending Southcote Library, and ballet and gymnastics lessons which are all less than a 5 minutes walk away from the house. Prospect Park is less than 15 minutes walk and offers plenty of play opportunities for kids and adults! Park Run is hosted on the weekends for adults, as well as a junior park run. The model railway offers miniature train rides one Sunday every month which has always been a hit with the children. The modern park, climbing wall, crazy golf, football and tennis courts, and café are all recent fantastic additions. Buses run to town regularly, with the bus stop only a few minutes walk away.

We have also loved being only a 10 minute walk away to the canal and open countryside. The Cunning Man pub is a beautiful pub which is only a 30 minute canal-side walk away.

This home has provided everything that our young family has needed and we have had a very happy 8 years here, watching our children be so fortunate to grow in such a child-friendly location."

I’m proud to share with you this three double bedroom semi-detached family home, tucked away at the end of a quiet cul-de-sac in Lytham Close, Southcote, Reading, RG30.

One of the standout features here is the corner plot garden. It’s genuinely sizable — on par with, and in some cases up to twice the size of, neighbouring plots — offering fantastic outdoor space for family life, entertaining, or future plans. Homes like this don’t come along often in this position.

Inside, the décor is adventurous and full of personality. It’s cosmetic rather than structural and, to me, simply reflects what a well-loved, lived-in family home should feel like. For buyers wanting to personalise, it presents a brilliant blank canvas without the need for immediate major works.

The accommodation offers three true double bedrooms, ideal for growing families, home working or flexible living arrangements and the GCH boiler was replaced in 2018. Outside, there is driveway parking and, importantly, generous scope to extend (subject to the usual planning permissions), allowing the next owners to grow into the home over time rather than out of it.

Set within a family-centric location and a commuter-friendly hub, this is a home that balances space, privacy and practicality in equal measure.

Area view-

Lytham Close sits within a popular part of RG30, well regarded by families for its community feel, green space and accessibility.

Schools:

The area is well served by a range of primary and secondary schools, including several that are consistently popular with local families, making this a practical choice for those planning long-term roots.

Green Space & Family Activities:

There are multiple parks and open green spaces nearby, ideal for dog walking, bike rides and weekend family time. Local leisure centres, playgrounds and sports clubs are all within easy reach, supporting an active family lifestyle.

Amenities:

Everyday conveniences such as supermarkets, cafés, takeaways and local shops are close by, while larger retail options can be found just a short drive away.

Access to Reading Town Centre:

Reading town centre is approximately 2.5 miles away and easily accessible by:

Car: Around 10–15 minutes depending on traffic

Bike: Roughly 15 minutes

Public transport: Regular bus routes provide straightforward access to the town centre and mainline station

From Reading Station, you benefit from fast connections to London Paddington (from around 23 minutes), making this a strong option for commuters wanting space without compromise.

Summary-

Three double bedroom semi-detached family home on an exceptional corner plot, tucked away at the end of a quiet cul-de-sac. Larger than many neighbouring gardens, with driveway parking, extension potential (STPP) and excellent access to Reading town centre.

Burghfield’s market has stepped into the new year with a calm and steady rhythm. There’s activity, there are buyers and homes are selling but we’re not in a market that rewards guesswork. Right now, it’s positioning, timing and a firm handle on local competition that shape the outcome.

Blackwater’s market has entered the year in a steady, confident rhythm. Homes are selling, buyers are engaged, and mortgages are moving but the pace is calm, not frantic. In today’s market, its timing, competition and realistic pricing that make the difference.

Serious buyers are always looking. But they can only view what’s available.

Many sellers lose time and money by making avoidable mistakes—overpricing, poor presentation, choosing the wrong agent, neglecting repairs, or being too rigid with viewings. Want to sell smarter and get the best price? Read my latest blog for expert tips orbook a free valuation today!
