WHATโS NEW?
โถ๏ธ SAME GREAT VIDEOS, NEW LOCATION, HYPER-LOCAL ๐ฌ
๐ Over the years, here at Avocado Property, we have grown to a point that you as the viewer may end up seeing videos on our current YouTube channel that just don't fit your search.. As partners we've decided it makes sense to create our own channels so you are only seeing the videos relevant to your area ๐ก
With that said, make sure you subscribe to;

As we step into November, the property market in Reading continues to show dynamic trends that local homeowners should be aware of. This month, we observed a 3% increase in average property prices compared to October, with the average house price now sitting at ยฃ350,000.
Additionally, the number of new listings rose by 10%, indicating a healthy supply to meet ongoing demand. However, the number of completed sales has seen a slight dip of 5%, suggesting that while buyers are active, they may be more cautious due to economic uncertainties and rising interest rates. This cautious approach is likely influencing buyer behaviour, as many are weighing their budgets carefully amidst fluctuating mortgage rates and living costs.
As an independent estate agent, I offer a personalised approach that combines local expertise with advanced technology, allowing me to reach more potential buyers than anyone else in the area.

๐ SHAFTESBURY ROAD, READING
Sellers view:
"This was our first home, and we loved every minute of our 6 years living here. Our tenants have also had a happy 6 years living in this home, with their young family.
As a young couple, this was the perfect location for us. We made regular use of the convenience shop/grocers shop at the end of the road. The transport links are perfect, with a bus stop at the end of the road giving a direct 10 minute link to town and youโre only a short walk to train stations at Reading West or 5 minutes drive to Tilehurst station. A ten minute walk away is Prospect Park, the largest green space in Reading, was fantastic when we got our first dog. Prospect Park has a huge brand new, kids play area, mini golf, lovely cafรฉ, climbing wall, tennis courts, football pitches, and hosts a Park Run every weekend. A great space to go for a sense of calm, but also a hive of physical activity if you want it. We also loved that Shaftesbury Road is a permit free street for parking and is in close proximity to three major supermarkets, Asda, Tesco and Waitrose.
We also divided the enormous upstairs bathroom, to create a separate dressing room/office/nursery space. We used this as a dressing room which removed the need for wardrobes in the bedroom and felt like a real luxury space! With the size of the space, we were able to retain the existing bath and add a shower, which was a real benefit to be able to have two showers and bathrooms in the early morning rush to get to work!
We will be sad to say goodbye to our very first house where we have lived happily for so long, and spent so much time lovingly extending and renovating. But we have no doubt the next owners will love it as much as we have."
