“Where to Start with Selling my Home.” Does this Sound Familiar?
If you’re thinking about selling your home but feel completely overwhelmed by the idea of starting, you’re in amongst hundreds, potentially thousands of other UK homeowners, feeling exactly the same way!
At avocado property, we’ve spoken to hundreds of sellers who’ve said those exact words. And here’s the thing, it’s not because they aren’t capable! It’s because selling a home is a big deal. It’s not just about bricks and mortar, it’s real life. Your life. Factoring in your timelines, the important people, the big emotions, and huge decisions.
So, if you’re sitting with that stuck feeling, we hear you. And here’s how to begin.
Start With the Right Question
Instead of asking:
“How much is my house worth?”
Ask:
“Why am I thinking about selling?”
It’s a subtle shift, but it changes everything. Understanding why you want to move gives you a foundation to build your whole plan on.
Is it to be closer to family? For more space? Less stress? A financial reset?
Once you know your “why,” you can start defining what matters most - your non-negotiables.
Get Clear on Your Non-Negotiables
Your non-negotiables help you shape both your next home and your selling journey.
Here are some examples:
- “I need a completion date that works around school holidays.”
- “I want an agent I can reach directly, not a call centre.”
- “I won’t compromise on price, but I will on timing.”
- “I can’t manage a full redecorate, but I can tidy and stage.”
When you know these early, you make more confident, informed decisions.
Find the Right Agent (Spoiler: They Work with You)
Choosing an estate agent is a personal decision. And no, it’s not just about whoever’s offering the lowest fee (or at least it shouldn’t be!)
Look for someone who:
- Works with a manageable number of listings
- Has time to really understand your situation
- Communicates the way you prefer (WhatsApp, phone, email, face-to-face)
- Has experience selling homes like yours in your local area
A self-employed agent (like the ones at avocado) often ticks all these boxes because they’ve built their business around quality over quantity. They don’t just list your home; they partner with you through the whole journey.
Think About the Marketing (Yes, Even Before You List)
Ever heard the phrase “a good house sells itself”?
We respectfully disagree.
You only have to look at all the great stock that is sat, not budging or getting price reduction, on price reduction on major portals such as Rightmove and Zoopla to understand where we’re coming from!\
A great marketing plan should:
- Highlight your home’s best features with professional photos and video
- Position it in the right way, at the right price, to the right audience
- Have a comprehensive pre-portals strategy, such as #BeatThePortals™, before even considering placing the property on the likes of Rightmove (or similar)
- Give your home a narrative, not just a listing
And the earlier you think about this, the better your end result will be.
Get Mentally Ready to Let Go
This one’s a little deeper but equally important. Moving on from a home can be emotional. If you’ve raised a family there, built a life, made memories… of course, it’s not just a transaction.
Give yourself permission to feel that and take your time to process what it means. Knowing what you want next (and why) helps the letting go part feel a little easier.
