You’ve been on the market for weeks. Maybe months.

The board’s still up. The listing’s still live. But the excitement? Long gone.

If the only “strategy” you’ve seen since launch is a few sporadic portal updates and the odd email (with some benign feedback or the suggestion of a price reduction), then let’s be honest: your sale is stuck.

And you’re probably wondering what your agent is doing behind the scenes (if anything at all).

✅ “Why is my home just sitting there on the portals?”

If the only place your home is being seen is Rightmove and Zoopla, that’s a red flag.

I cannot impress enough how those platforms are just tools, not a fully comprehensive marketing strategy.

If your agent hasn’t taken your home onto social media, built audience-specific campaigns, or actively promoted it through their network, then they’re just hoping someone eventually stumbles across it. That’s not good enough.


✅ “What’s the actual plan to get this moving?”

There should be a timeline.
There should be touchpoints.
There should be energy.
And without a doubt, it needs to be communicated!

If you’ve received little to no contact in weeks and the updates only materialise when you chase, the agent isn’t driving your sale. They’re waiting.


✅ “Why haven’t I had any serious offers?”

Let’s be real, if you’re getting viewings but no offers, there’s a disconnect.

If you’re not getting viewings at all, there’s an even bigger issue.

Your price, your marketing, or your buyer targeting is off, and if your agent hasn’t broken that down with you clearly, they’re not problem-solving. They’re coasting.


✅ “Where’s the marketing push?”

Your home deserves more than a lazy listing. You need:
  • A defined buyer persona
  • Eye-catching social marketing
  • Lifestyle-led copywriting
  • Photography that feels aspirational, not just functional
  • Your input as to why it is such a fantastic place to live, as the one who has been there for this long

If none of this has been part of the conversation, then you’re missing the tools that get results.
