At the end of this month, we will be over halfway through the year already. Summer is here (apart from the weather) and before we know it, we’ll be entering the autumn months.

Over the years, I have spoken to many clients who always planned to move in a particular year, but just kept missing the ideal time.

They wanted to get going in January, but something came up and they delayed…They planned to put the house on the market in the busy Spring market, but then had a holiday so further delays…Before they knew it, they were into the summer months, and it was now a push for them to make a move before Christmas.

Sounds crazy talking about Christmas in the middle of summer right? But for the property market it isn’t…

Properties will normally sell within 3 weeks in the current climate, but transactions can take 3 to 4 months once the sale is agreed. This time is to deal with the legal side of the sale and possible chains involved.

The reality is though, if you place your property on the market in July, the goal should be, to be in your home before Christmas.

So where to start…

The first thing to do is to get an accurate valuation of your property to see where you stand.

There are plenty of online calculators that can give prospective sellers a guide or an idea. That said, a full valuation assessing the quality and style of your home, the immediate location and the exact market conditions can lead to a very different number.
