Sellers Comment...

We moved into 210 in 2001 when our daughter was three. We liked the location for its proximity to an excellent primary school as we wanted our daughter to be able to walk to school, but it was the character, light and space of this house that made it our ideal family home. From the moment we saw the black and white tiled floor in the hall, we were smitten! The family room which opens onto the garden is a wonderful space to entertain friends in, and the kitchen with its many windows and deep worktops is very welcoming. From the day we moved in, the downstairs study has seen constant use as a home office and during lockdown when four adults were living and working in the house, there was enough space for everyone to have their privacy and room to breathe. The drive is big enough to accommodate several cars, and for walkers it’s a 20 minute stroll into the town centre, or a ten minute walk to some lovely open fields which are ideal for dog walking. The garden feels very private and secure, and the apple tree at the bottom yields a fantastic crop of delicious eating apples every year. We are on friendly terms with all our lovely neighbours, and are part of the Hart Dyke Close What’s App group which shares useful information on all manner of subjects. This is a house that has been loved by us and has given us peace, security and happiness in return. We will miss it but it’s time for us to move on.

Will & Mike's Comment...

This is such a beautiful home which sits in the perfect location just outside of Wokingham. There are wonderful character features which shows the homes age whilst being bright and airy throughout. The downstairs accommodation offers four large reception rooms and the layout makes for perfect entertaining space with a large open plan living space with sliding doors onto the garden. Upstairs, there are four great size bedrooms with the master having an en-suite shower. There is gated entry onto a large driveway which has room for several vehicles and a beautiful, mature garden to the rear. Whilst in the garden, there is complete privacy without being overlooked at all.
There was planning previously in place to extend the property which would have made the house a five bedroom and three bathroom which could be reinstated subject to the relevant permissions.
This home presents a wonderful opportunity for a new family to enjoy it in the years to come.

This home is located between the village of Finchampstead and is walking distance the historic market town of Wokingham. The town has undergone a huge regeneration to provide a vibrant centre with a choice of bars, restaurants, shops, a boutique cinema and new leisure centre to complement the existing bowling alley. The area is renowned for its good selection of both state and independent schools including Bearwood College, Eagle House, Wellington College to name but a few. For the commuters there is convenient access to the M3 and M4 roads and the Wokingham mainline station direct to London Waterloo, Reading, Guildford and Gatwick airport.

The latest figures from the Office for National Statistics (ONS) suggest something rather unexpected. After years of worsening affordability, the picture has begun to improve. Wages have risen faster than house prices since 2021, nudging the headline affordability ratios in the right direction. On the face of it, that feels like progress.

Tucked away in a private gated estate in Burnham, this Grade II listed home offers over 2,300 sq ft of flexible living space. With a large garden, period features, and great access to London, it combines peaceful surroundings with everyday convenience.
