📍 Reading Property Market Update | June 2025 | What Homeowners Need to Know

If you’re a homeowner in Reading with a three or four-bedroom family home and are considering a move in 2025, this month’s market update is essential viewing. Whether you’re upsizing, downsizing, or relocating altogether, understanding what’s happening right now can help you make smarter decisions.

📊 Key Reading Market Stats – May 2025

Let’s dive straight in. Last month in Reading:
• 414 new properties came to market
• 333 went under offer â€“ an encouraging 80%
• 157 completions â€“ about 57% of those under offer
• 117 properties withdrawn â€“ that’s 42% of the number sold
• 74 sales fell through â€“ 22% of sales didn’t reach completion
• 282 price reductions â€“ a huge 68% (or 7 in 10 sellers)

These figures paint a clear picture: the market has become more competitive, and sellers are having to adjust their expectations.

⚖️ What’s Causing the Divide in the Market?

As predicted in previous updates, we’re seeing a tale of two halves in Reading’s property market. On one hand, you have sellers whose homes are going under offer and progressing to completion. On the other, you’ve got a significant chunk of sellers pulling their homes off the market entirely.

Why?
1. Stamp duty changes came into effect at the end of March, which spurred a rush of listings in spring.
2. More supply, less demand â€“ With more homes available and slightly fewer buyers, buyers are spoilt for choice.
3. Price sensitivity â€“ Buyers are holding out for value, and sellers are being forced to reduce prices to stay competitive.

🤔 Selling Your Home in 2025? Ask These Key Questions

If you’re preparing to sell your family home in Reading, especially one with 3 or 4 bedrooms, here’s the reality: your home must stand out.

Ask yourself and your agent:

• Does your marketing differentiate your home?
Is it just listed on Rightmove and Zoopla, or is there a strategy that includes social media, targeted ads, and professional video?
• Is there a bespoke video tour?
One that sells not just your home, but your lifestyle and the benefits of your area—like great schools, parks, and transport links?
• Who’s doing your viewings?
Have you met them? Do they know your home’s best features like you do?
• Do you have one clear point of contact?
Or are you being passed around from one person to another?
• Is there a clear plan?
Do you know what’s happening next week, next month, and how your sale is progressing?

These questions can be the difference between a smooth sale and another year waiting on the sidelines.
