RG10: How Avocado Property's 'Beat The Portals' Can Get You A High Price!

A Bolwell Close Home In Twyford Sold for the Asking Price Before It Reached Rightmove or Zoopla. But How?

If you live in RG10 and have been thinking about selling your home, I’d like to share a recent success from Bolwell Close that shows why the way you market your property can make a real difference.

The home sold for the full asking price to a buyer who first spotted it on Facebook, before it ever appeared on Rightmove or Zoopla.

It’s a great example of how I help local homeowners get in front of the right buyers, without having to wait for their property to appear on the major portals.

A different way to sell: Beat the Portals

At Avocado Property, we call our approach Beat the Portals. The idea is simple: rather than putting your home straight onto Rightmove and Zoopla, I start by promoting it through our social media channels and to our existing client base.

That means your property gets an opportunity to attract interest before it reaches the portals that most people associate with house hunting.

With the Bolwell Close sale, Facebook was where the successful buyer first saw the home. They were interested before the property had even gone live on the major property websites.

Once a property reaches Rightmove and Zoopla, it can be seen by a much wider audience. But by starting earlier, I can give interested buyers the chance to discover it first and encourage enquiries before that wider launch.

Why getting in front of buyers early matters

The real benefit of Beat the Portals is the opportunity to build interest from the outset.

When buyers discover a property through social media or an agent they already know and trust, they can engage with it early. If more than one buyer becomes interested before the property reaches the portals, competing interest can build.

That can put sellers in a stronger position when offers come in, giving them a better chance of achieving a high offer. Of course, every sale is different, and no approach can guarantee a particular result. But creating interest early gives us another way to help buyers see the value in a home before it reaches the wider market.

For the seller in Bolwell Close, that approach resulted in a sale at the full asking price, with the buyer coming through Facebook first.

Could Beat the Portals work for your home in RG10?

Every property and every seller has different priorities. That’s why I believe it’s worth having a conversation about the right marketing strategy before deciding how to bring your home to market.

If you’re considering selling in RG10, whether you’re in Bolwell Close or elsewhere in the area, I’d be happy to talk through how I’d approach your sale, how we could introduce your home to potential buyers early, and what it might be worth in the current market.
