Stuart's Maidenhead Market Update for January 2023

Hope you've had a great time off over Christmas and New Years and had a good break 🙌

Here is my Maidenhead Market Update for January 2023

📝 Here are my top tips to get ready ✅

1 - Clear out the loft 😩 - If your Christmas decorations aren’t in the loft yet then this will be easier 🎄 Remove any old boxes of things you’ve kept up there that you no longer need. If the warranty has expired so has the need for the packaging it came in ❌

2 - Once your loft is clear ✅ Its time to put away your Christmas decorations + an extra 10-15% of items you either haven’t used in 2022 or take up so much space they will make your home look smaller 🔍

📦 Get down to Homebase and buy a couple of storage boxes (you’ll need them anyway as you’re moving) then put everything up into the space you created in the loft 📦

Haven't got a loft you say? Drop some boxes round your family/friends who do have one 😅

3 - Get all of your lights working 💡, the extra light will help your photographer make your home look better 📸 Viewings past 4.30 will still be in darkness and you don't want your viewers walking round with a torch 🔦 or using there iPhone to look at things 📱

🔥 If you have a fireplace, show that it works in the photos 😎

4 - Don't be tight on heating 🥶 If you walk into a property and it's colder inside than outside, then it's too cold.. Really when you walk in you should be taking a coat off to feel comfortable 🫠

If the property is vacant make sure the boiler comes on when it his 5C over night.

5 - Get a for sale sign up 🪧 its going to help people find your property and if just 1 more person see’s the property because if it then its worked!

Why wouldn’t you want everyone knowing you’re selling? The more people who see it the better 💸

138 new listings – 26 on boxing day 🤭 - The day no one can speak to an estate agent about the property that's just been listed?

51 sales agreed – only 2 from boxing day onwards due to the market being shut ❌

62 price reductions - Showing people are wanting to move in 2023 ✅

For much of the last two decades, bungalows have quietly slipped out of fashion. Overshadowed by those glossy new build developments, three storey townhouses and open plan ‘modern living’, they became seen by many as somewhere only your granny lives rather than an aspirational home move.

Across the UK and here in Stevenage, the property market remains surprisingly active despite the issues at home and abroad. House prices are steady, buyers are still being selective, and the market itself is evolving.

Prices rose 0.8% in April, showing resilience despite high mortgage rates. Demand is slightly down, but sales remain steady and supply strong. Improved affordability and lending support buyers, especially first-timers, in a more balanced, competitive market.

The latest figures from the Office for National Statistics (ONS) suggest something rather unexpected. After years of worsening affordability, the picture has begun to improve. Wages have risen faster than house prices since 2021, nudging the headline affordability ratios in the right direction. On the face of it, that feels like progress.
