📊 Key Reading Market Stats – May 2025
Let’s dive straight in. Last month in Reading:
• 414 new properties came to market
• 333 went under offer – an encouraging 80%
• 157 completions – about 57% of those under offer
• 117 properties withdrawn – that’s 42% of the number sold
• 74 sales fell through – 22% of sales didn’t reach completion
• 282 price reductions – a huge 68% (or 7 in 10 sellers)
These figures paint a clear picture: the market has become more competitive, and sellers are having to adjust their expectations.
⚖️ What’s Causing the Divide in the Market?
As predicted in previous updates, we’re seeing a tale of two halves in Reading’s property market. On one hand, you have sellers whose homes are going under offer and progressing to completion. On the other, you’ve got a significant chunk of sellers pulling their homes off the market entirely.
Why?
1. Stamp duty changes came into effect at the end of March, which spurred a rush of listings in spring.
2. More supply, less demand – With more homes available and slightly fewer buyers, buyers are spoilt for choice.
3. Price sensitivity – Buyers are holding out for value, and sellers are being forced to reduce prices to stay competitive.

"Stanhope Road will always have a special place in our hearts as the first home we owned together. The location was perfect for us - close to the University and local amenities such as Cintra Park, eateries and leisure facilities, as well as only a short bus ride into town. Despite the central location, Stanhope Road itself is peaceful and quiet.
The house has lots of character, but has also been updated and maintained to a high standard over the years. We particularly loved the open plan kitchen/diner and large garden, where we've enjoyed hosting pizza parties and games nights with family and friends. We often see a variety of birds in the garden including robins and a woodpecker, as well as the odd butterfly, which adds to the feeling of seclusion. We've really enjoyed redecorating the living room/bedrooms and putting our own personal stamp on the home over the 3 years we've lived here.
We will be really sad to leave Stanhope Road and could have happily stayed here for several more years. However, an unexpected change in our circumstances means we are now able to look at upsizing. The house is perfect for couples and young families and we're sure the next owners will have many happy years here."
