Reading Property Market Update – March 2026


The market is moving… but not for everyone

Q1 data (1st Jan – 17th March) across RG1, RG2, RG30 & RG31 shows a market that’s active — but selective:

• 1,012 new listings
• 620 homes sold (SSTC)
• 366 exchanged
• 268 withdrawn
• 137 fallen through
• 597 reduced in price
• Average time to sell: 70 days

Now let’s pause on that last stat.

70 days to sell sounds reasonable… until you compare it.

Our clients at Avocado are averaging just 25.5 days.

That’s not luck. That’s strategy.

The uncomfortable truth about pricing


Over 58% of homes have already reduced in price this year.

That’s not a market issue — that’s a pricing issue.


High street agents are still leaning on an outdated playbook:
• Overvalue to win the instruction
• Tie sellers into long contracts
• Then “adjust expectations” weeks later
