A Winnersh Home on Maidensfield Sold for Over the Asking Price Before Launching on the Property Portals. But How?
If you own a home in Winnersh, you may assume the first step to selling is getting it onto Rightmove and Zoopla. That’s certainly the route many people are familiar with, but at Avocado Property, I take a different approach.
A recent sale on Maidensfield is a good example of why.
The home sold for over the asking price to a buyer who first discovered it on social media, before it ever went live on Rightmove or Zoopla.
For me, this is exactly why it’s worth looking beyond the traditional approach to selling. Getting a property in front of the right people early can create valuable interest before the wider market even knows it’s available.
Meet 'Beat the Portals'
I call this strategy Beat the Portals.
Instead of immediately listing a property on Rightmove and Zoopla, I first introduce it to potential buyers through social media and Avocado Property’s existing client base.
In straightforward terms, we give buyers the chance to discover a home early, before it appears on the big property websites. Once that initial marketing has had the opportunity to generate interest, the property can then launch on the portals.
The Maidensfield sale followed this approach. The buyer first saw the home on social media, and the property went on to sell for more than the asking price without ever needing to go live on Rightmove or Zoopla first.
It’s a result that demonstrates the potential of reaching buyers in a different way.
How early interest can help achieve a stronger offer
One of the advantages of Beat the Portals is that it gives us an opportunity to build interest before a property reaches the wider market.
A buyer who discovers a home through social media or an agent’s established client list can start engaging with it early. When that early exposure attracts interest from multiple buyers, there is the potential for competition to develop before the property appears on the portals.
That competing interest can put a seller in a stronger position and give them a better chance of receiving high offers.
It’s important to be realistic: no marketing strategy can promise a particular sale price, and every property will attract a different level of interest. What I like about this approach is that it creates another opportunity to connect a home with motivated buyers, rather than relying solely on a portal launch to get the process moving.
The Maidensfield sale is a strong local example. The buyer came through social media first, and the final result was a sale above the asking price.
