Your perfect CHECK LIST before you sell a property.

The property market changes all the time. Moving home can be stressful, but it really doesn’t need to be. With the right prep work (and of course the right estate agent, aka avocado)


So, here’s our checklist – feel free to print it off and tick it off as you go along.
 
  • Chat with friends who have just moved to get a feel of the market.
  • Contact a mortgage adviser. What can you borrow and do you have a redemption charge? 
  • Research for a Solicitor/Conveyancer & their costs.
  • Look at what properties you can buy for the money you want to spend.
  • Follow our 10% move-out rule. Declutter and box up a few personal items you don’t need. 
  • Jazz up the front of the house. First impressions count!
  • Book a full valuation with a trusted local agent.  Here is a link for us
  • Brief your agent about the type of home you’d like to buy. Make them/us work on both selling and buying!
  • Do you need a new EPC cert? We can help you find out – just ask.
  • View your own house like a buyer.
  • Look into local removal companies and get quotes.
  • Find your last gas service. If it’s not been done within 12 months please book one.
  • Get in that loft and go to work.  Time is on your side at the moment…
  • Make sure your mortgage adviser has given you a full budget sheet.
  • Work out the stamp duty tax payment on your next home.
  • Find planning permission certs for any building work you have done.
  • Get warranties for things like the windows or new boilers ready.

Remember, your moving team is vital to making the move happen, and making everything go to plan.  Cheap is not the best when it comes to a property sale/purchase.  You need a trusted mortgage adviser, solicitor, and estate agent.
