📊 Reading Property Market Update – May 2025

Welcome to your May edition of the Reading Market Update – your go-to source for everything you need to know about what's happening right here in the Reading property market.
Today’s update comes to you from the tranquil Abbey Wharf – because why not? The sun is shining, and it’s a great time to take stock of what’s going on in our local housing market.

🔍 April at a Glance:
380 new properties came to market in Reading
284 homes went under offer – that’s 74% of new listings
At Avocado, we achieved 100% of our homes going under offer 💥
✅ Completions and Withdrawals:
187 properties reached exchange – around 60% of April’s listings
121 homes were withdrawn from the market – that’s a 39% withdrawal rate
Avocado? Zero withdrawals – every home remained active and progressing
❌ Fall-Throughs:
Across the area, 78 properties fell through – about 27%
At Avocado, we had zero fall-throughs once again
🔻 Price Reductions – The Big One:
This stat is perhaps the most telling of all. Of the 380 new homes listed, 239 reduced in price – a staggering 63%. That means nearly 2 out of 3 sellers are having to lower their asking price to stay competitive.
At Avocado, we only reduced 16% of our listings – a massive difference that reflects how pricing strategy and marketing make a measurable impact.
📉 What’s Driving the Market Right Now?
From political uncertainty (yes, tariffs and Trump again…) to changes like the Renter’s Rights Bill, the market is being pulled in all directions.
However, lenders are keen to lend, and with the Bank of England lowering the base rate, we’re seeing better mortgage products and lower interest rates. That means more quality buyers entering the market – just in time for the seasonal surge of sellers.
But let’s be clear – it’s still very much a buyer’s market.

"I bought this property as my first home and absolutely loved it.
I was attracted to it because of its location, well maintained grounds, quiet and safety of the area. Working in the town centre I could walk to work easily and if I wanted to bus it, there is a bus stop right outside the development!
Train station with links to London also walkable and I made good use of that at weekends. It’s a great location to be very close to, but not in the town centre. It was a great space to have friends over and entertain with the large living room/diner area.
The property is easy to maintain and keep clean and I have recently had it decorated throughout to keep it fresh. Because of everything the home offers I would have been mad to sell it when I moved out and it went on make a brilliant rental investment for me.
It will make a lovely home for whoever is lucky enough to have it next!”
